How's the Market?

The real estate market remains challenging throughout the US. Prices have dropped across the board and it is truly a buyer’s market in most cases. At our recent sales meeting, a poll was taken of over 80 brokers on where we were in the market. Over 95% still thought Eagle County was in a soft decline and not quite at the bottom. Different economic influences can arise at any time pushing the market up or down but today’s trend is still a slight decline. The biggest challenge for Real Estate brokers here is successfully pairing buyers with properties whose sellers are willing to price their real estate within the comparables. Buyers are being more selective and taking their time to find a deal. With interest rates still historically low and a nice selection of properties, Buyers have an opportunity to purchase now. Some of the most active months in Eagle County for transactions are July, August, & September, so if you are a serious buyer, this summer may offer the best chance to purchase your home in Vail. Vail Market Stats May 2010

Is our market rebounding? May showed some signs of improvement over 2009. There were a total of 63 transactions, an increase of 19 transactions over 2009. The average sales price was $1,096,000 and the highest closed price was $9,500,000 for a residence at the Lodge Chalets at the base of Vail mountain. No one area lead the way in transactions; there was activity in a wide array of neigborhoods in Eagle County. It has been an improvement over 2009 in terms of properties being sold but we are seeing sellers being more realistic with their pricing. Stay tuned as the summer will tell us if we are on the upward slope.

South of the Border Fiesta Lionshead CO

The second annual South of the Border Fiesta will be taking place on June 12th 2010 in Lionshead Plaza. This year will feature a salsa competition where restaurants & the public compete with their favorite salsa recipes. The event will include great food tastings ranging from fish tacos to fajitas. Our local merchants are invited to display their products in sidewalk sale fashion and local clothing stores will have the opportunity to model products in the fashion show. To add to the ambiance a
mariachi band will stroll through Lionshead.

Vail and Beaver Creek Resorts Selected to Host 2015 World Alpine Ski Championships

Let the celebration begin in the Vail Valley, as Vail and Beaver Creek Resorts were selected by the International Ski Federation (FIS) Council to host the 2015 World Alpine Ski Championships. This will be the third FIS World Championships for the resorts, which previously hosted the 1989 and 1999 Championships.

Vail and Beaver Creek Resorts have been supporting and hosting international ski racing events and World Cups since the circuit began in 1967. Today, the Birds of Prey World Cup at Beaver Creek stands as one of the most highly respected and most difficult stops on the men’s World Cup tour and it is the only men’s event held in the U.S. The course was built during the summer of 1997 in preparation for the 1999 World Championships. The first men’s World Cup took place in December 1997 and speed and technical events are held annually at Beaver Creek each December.

With the 2015 announcement, Beaver Creek plans to upgrade the Birds of Prey venue, increasing the finish area for the men’s events, building a new Red Tail Camp Restaurant and building a new women’s speed course which will rival the men’s course. This run also will serve the combined events and the nation’s team event during the 2015 Championships. The women’s technical events, including the giant slalom and slalom will be held at Vail which will have a new, dramatic stadium located in the heart of Vail Village. Opening and closing ceremonies also will take place in Vail.

Plans for the 2015 World Championships will begin immediately as World Cup racing action returns to the Vail Valley Dec. 3-5, 2010 for the Men’s Birds of Prey World Cup
